Selling in Windsor-Essex
Thinking about selling? Let's figure out what makes sense.
Here's how I work with sellers, from the first walkthrough to closing day. There's no obligation to list, and you don't need to sign up to read any of it.
No question is a dumb question
Financing, contracts, a crack in a basement wall. Ask me anything. I'd rather explain something twice than have you sign something you don't understand.
Whenever you're ready, and only if it makes sense
Sometimes the right move is to wait, save a bit more or change the plan. If I think that's the case, I'll tell you.
You'll always know what's next
You'll know where we are, what you need to do and what I'm already handling.
Chapter 1 of 9
The initial consultation
I start by walking through your home and listening. Why are you thinking about selling, what's your timing and what are you hoping to end up with?
We'll talk about your home's condition, how it compares with what's selling nearby and whether any improvements are worth making first. Sometimes the honest answer is to wait, fix something first or not sell at all. If I think so, I'll tell you.
Before I provide any services, I'll give you RECO's Information Guide. It explains how working with a brokerage works in Ontario, and we'll go through it together.
- You
- Tell me your goals, your timing and what you know about the home.
- Me
- I'll give you an honest assessment and a plan, with no obligation to list.
- Next
- If you decide to sell, we go through the Listing Agreement.
Curious what makes sense for your home? Let's talk, with no obligation to list.
Let's talk about your plansChapter 2 of 9
Understanding the Listing Agreement
The Listing Agreement is the contract between you and my brokerage. It covers the services I'll provide, how long the listing lasts, your obligations and mine, how my brokerage is paid and what happens if plans change.
Commission is negotiable. I discuss it with each homeowner privately, in person or by phone, and it's confirmed in writing in the agreement before you sign. I'll also explain how any compensation offered to a buyer's brokerage works.
Read the agreement carefully and ask me about anything that isn't clear. Changing or ending it early depends on its terms, so we'll go over those before you sign.
- You
- Review the agreement and ask about anything you're unsure of.
- Me
- I'll explain each section and answer your questions before you sign anything.
- Next
- We decide on your pricing strategy.
Chapter 3 of 9
Pricing your property
Three numbers matter here, and they're not the same.
I'll base my recommendation on recent comparable sales, the homes you'd be competing with right now and what's specific to your property. I can't promise a particular price, a quick sale or multiple offers, and nobody honestly can. What I can promise is a clear explanation of the evidence and my reasoning.
- Estimated market value: what the evidence suggests a buyer is likely to pay today.
- Asking price: the number we list at, chosen as a strategy to attract the right buyers.
- Net proceeds: what's left for you after your mortgage payout, commission, legal fees and other closing costs.
- You
- Think about your bottom line and your timing.
- Me
- I'll prepare a comparative market analysis and an estimate of your net proceeds.
- Next
- We get the home ready for market.
Chapter 4 of 9
Preparing the home
Most homes benefit from the basics: a deep clean, clearing out clutter, small repairs and making the outside look cared for. Fresh paint in a neutral colour can go a long way.
Not every improvement pays for itself. My experience renovating helps me tell the difference between what buyers will reward and what they won't, so I'll tell you where I'd spend money and where I wouldn't.
Selling as is can make sense in some situations, but it doesn't remove any disclosure obligations you have. Talk to me and your lawyer about what you need to disclose.
- You
- Work through the preparation list we agree on.
- Me
- I'll give you a room by room list and connect you with trades if you need them.
- Next
- We put together your marketing plan.
Chapter 5 of 9
Your property's marketing plan
Every home is different, so the marketing should be too. I offer three levels of marketing, and every one of them comes with the same professional representation.
Your Home. The Right Marketing Plan.
Every home is different. Your marketing should be too.
I offer three levels of marketing: Bronze, Silver and Gold. Every one comes with the same professional representation, and we’ll choose the right one for your home together when we meet.
- You
- Think about how your home should be presented.
- Me
- I'll recommend the plan I think fits your home and explain why.
- Next
- Your home goes on the market.
Chapter 6 of 9
Once your property is listed
Your listing goes live with professional photos and a description written for your home, and I start managing showings.
I follow up for feedback after showings. Not every buyer's agent replies, but I'll share what I hear.
You'll get a meaningful update from me every week, covering showings, feedback, what's happening in the market and whether we should adjust anything. If something important happens, I'll let you know right away.
I work as part of SJ Real Estate alongside Shastina Barlow. If I'm ever unavailable, Shastina or another colleague at my brokerage may help with showings, following our brokerage's procedures. I stay your main point of contact.
- You
- Keep the home ready for showings and let me know about any times that don't work.
- Me
- I'll manage showings, follow up for feedback and update you every week.
- Next
- When an offer comes in, we review it together.
Chapter 7 of 9
Reviewing offers
The highest price isn't always the best offer. We'll look at the whole thing: the price, the deposit, the conditions, how the buyer is financing it, the closing date and what's included or excluded.
Conditions and financing add risk. An offer that's a little lower with no conditions can be stronger than a higher one with several, and I'll walk you through what you'd be trading off.
I'll present offers to you as they come in, following the rules on how offers are handled. You decide whether to accept, counter or decline.
- You
- Choose the offer that works for you, with the full picture in front of you.
- Me
- I'll present every offer, explain the risks and negotiate on your behalf.
- Next
- Once you accept an offer, we work through the buyer's conditions.
Chapter 8 of 9
After acceptance and through closing
Once you accept an offer, the buyer usually has a few days to complete their conditions. I'll coordinate visits for their inspection or appraisal, keep track of every date and work with your lawyer through to closing.
I've put every step in a checklist you can work through on your phone, including who to call to end your utilities in your town.
- You
- Hire your lawyer and ask your lender for a mortgage payout statement.
- Me
- I'll manage the dates, the buyer's agent and the lawyers.
- Next
- Closing day, and then your next move.
Chapter 9 of 9
After the sale
Closing isn't the end. If you're moving somewhere new, I can introduce you to an agent through the RE/MAX network. If you're staying in Windsor-Essex, I'm happy to help with your next home, a rental property or a quick question.
Down the road, if you're curious what a property is worth or need a trade you can trust, reach out.
- You
- Stay in touch, and let me know how the move went.
- Me
- I'll be here whenever you need help with real estate.
- Next
- Whatever comes next, you'll know who to call.
Questions people ask
Do I have to commit to listing after we meet?
No. The consultation is there to help you decide. Plenty of people take some time, make improvements first or decide not to sell.
What is your commission?
Commission is negotiable, and I discuss it privately with each homeowner, in person or by phone. It's confirmed in writing in the Listing Agreement before you sign.
Do I pay separately for photos and marketing?
No. I cover the photography and the other marketing services included in the plan we agree on. Repairs, cleaning and other preparation costs are separate unless we agree otherwise.
Which marketing plan should I choose?
It depends on your home, your goals and who your buyers are likely to be. I'll recommend one and explain why, and the decision is yours.
How often will I hear from you?
Every week while your home is listed, and right away when something important happens.

Special situations
Some moves come with extra steps. Here’s a quick note on the common ones. When something needs a lawyer, an inspector or another professional, I’ll tell you.
Buying and selling at the same time
Lining up two closings takes some planning. I've put together a short guide on how we handle it.
Buying and selling at the same timeCondos
Buyers usually make their offer conditional on reviewing the status certificate, which the property manager provides. It helps to know in advance how your building handles requests.
Homes with tenants
Selling a home with tenants in it comes with specific rules about notice and showings. We'll plan around them, and you should get legal advice early.
Estate sales
If you're selling as an executor, your lawyer will confirm what documents you need before the home can be sold. Let me know early so we can plan the timing.
Wells, septic and rural homes
Buyers will likely want water and septic testing. Any records you have for the well, septic system and recent work are worth gathering now.
Investment and multi-unit properties
Rents, leases and expenses matter to buyers of income properties. My Investor Guide looks at Windsor-Essex from an investor's point of view.
