Buying from another city means deciding which parts of the purchase you can assess remotely and which need someone at the property.
A listing can tell you the asking price and the advertised rent. It cannot show you every building concern, confirm the documents or decide who will handle a leak after closing.
I'm Jeremy McGraw, a Windsor-Essex Realtor and active real estate investor. I help buyers who live elsewhere evaluate local investment properties, coordinate the acquisition process and understand what they will need to operate the property afterward.
I see local representation as a way to improve the information behind your decision. It does not remove the need for inspections, independent advice or your involvement as the owner.

Start with a search brief that reflects how you will own
Before arranging showings, I want to know more than your maximum price.
How much cash will remain after closing? Are you comfortable with renovations? Do you want existing tenants or a vacant property? Who will manage it? How quickly can you review documents and make decisions?
A property requiring frequent site visits may not suit someone who wants a lightly involved investment. A stabilized building may still need substantial near-term work. I use these questions to focus the search on properties you can realistically own.
I also distinguish an out-of-town buyer from a non-resident or foreign purchaser. Living in another Canadian city does not answer legal residency, tax residency or ownership-eligibility questions. If those issues apply to you, your lawyer and accountant should address them before an offer.
Moving here to live rather than buying a rental? My relocation page covers buying a home for your own move to Windsor-Essex.
Build a clear evidence trail for each serious candidate
Distance makes consistency more useful. I want you to be able to compare the same categories across shortlisted properties.
| Review area | Information to organize | What still needs independent confirmation |
|---|---|---|
| Building | Available photos, observations, age and disclosed work | Condition and specialist inspection findings |
| Rental operation | Rent roll, leases and available payment records | Legal obligations and the reliability of income |
| Expenses | Seller records and preliminary operating assumptions | Quotes, utility details and missing costs |
| Intended use | Advertised unit count and proposed strategy | Municipal, building, fire and insurance suitability |
| Acquisition | Price, closing requirements and proposed conditions | Lender approval and legal review |
| Ownership | Manager options and expected work | The manager's actual scope, fees and availability |
I keep an observation separate from a verified fact. A photo of an electrical panel does not certify the electrical system. An estimated rent is not an executed lease.
That distinction helps you decide what can be resolved remotely and what needs a professional site visit.
Use virtual access for the questions it can answer
Where permitted and practical, video walkthroughs and additional photos can help you understand layout, finishes and visible concerns. They can also make a later visit more productive because you arrive with specific questions.
I would not describe a remote walkthrough as a substitute for a building inspection. Concealed conditions, system performance and technical compliance require the appropriate investigation.
For occupied properties, access and recording must respect the occupants and applicable rules. I will not promise unrestricted filming of someone's home.
If you can visit, I prefer a focused shortlist and enough time to assess the surroundings as well as the interiors. If you cannot, we should be clear about what remains uncertain and whether you are comfortable proceeding.
Put the right professionals in place early
An out-of-town purchase works better when everyone knows their role before deadlines arrive.
Your mortgage professional addresses financing. Your Ontario lawyer addresses the agreement, title and legal closing requirements. Inspectors and relevant specialists investigate the building. An insurer assesses coverage. A property manager, if retained, needs to review the operating plan before you own it.
I help coordinate the real estate process and identify the questions these professionals need to answer. Their opinions remain their own, and you choose whom to retain.
My investor representation and due diligence page explains that acquisition role in more detail.
Budget for the distance you will still have
Hiring local help does not make ownership costless or automatic. I want management, leasing, inspections, maintenance coordination and travel reflected in your analysis where applicable.
Ask a prospective manager what the monthly fee includes. Are leasing, renewals, site attendance, after-hours calls and major-project supervision separate? What can they authorize without contacting you? How will you receive invoices and account statements?
I do not assume that a manager will perform every task simply because a percentage fee appears in the budget. Written scope matters.
A local operating reserve also matters. If a repair needs attention, the plan should not depend on you travelling to Windsor or arranging new financing first.
Make the closing handoff practical
Before closing, I want the operating team identified and the transfer of keys, service information and relevant property records organized.
For an occupied building, that includes a plan for tenant communication, payment arrangements and open repair matters, with the legal and financial adjustments handled by your lawyer. For a vacant building, it includes coverage, access, preparation work and leasing responsibilities.
The first month of ownership is easier to manage when those decisions have already been made.
If you are choosing between the two occupancy situations, my vacant-versus-tenanted comparison can help frame the purchase before we start the search.
Questions out-of-town buyers ask me
Can I purchase without visiting Windsor?
Some purchases can be coordinated remotely, subject to your professionals' requirements. I would still discuss what you cannot personally verify and which site investigations you want completed before proceeding.
Do you provide ongoing property management?
This service is acquisition representation. We can discuss your management requirements and local options, but ongoing management needs a separate agreement with the provider you select.
Can you guarantee the projected rental income?
No. I can help assess available evidence and separate existing income from estimates. The eventual rent, vacancy and collection experience depend on the property and circumstances.
What should I send you first?
Your target budget, available capital, timeline, preferred property type and expected level of involvement are useful starting points. If you already have a listing in mind, include it and explain what attracted you to it.
Work with me on your Windsor search
If you want to buy in Windsor-Essex while living elsewhere, I can help turn a broad search into a clear acquisition process. We can start with your criteria, identify the information you need and plan the local support before you make an offer.
This is general acquisition guidance. Inspection, legal, financing, tax and property-management services are provided under their own professional arrangements.
