A home near a university is still a home or rental operation that needs to work on its own terms.
Sandwich's historic core and west-end location create a different starting point from a search elsewhere in Windsor. The City's Sandwich planning material includes both a community improvement framework and a Heritage Conservation District plan. See the City's Sandwich Town planning resources.
I'm Jeremy McGraw, a Windsor-Essex Realtor and active real estate investor. I help homebuyers and rental-property purchasers look at the actual building, location and obligations rather than rely on a broad description of Sandwich as one type of market.
The right review depends on what you intend to do with the property.

Distinguish your home search from a rental strategy
If you plan to live in the home, I want to know how the layout, surroundings and routes fit your life. If you intend to rent it, we need an operating plan and supported income assumptions.
The University of Windsor's main campus is at 401 Sunset Avenue. That gives a clear destination to compare against a particular property's actual route; it does not make every Sandwich address equally convenient. See the University's location information.
I would test walking, cycling, transit or driving arrangements relevant to your use rather than advertise an unverified travel time.
Investigate student-oriented assumptions
If a seller's numbers depend on student occupancy or room-by-room renting, I want the arrangement established before using the income in the purchase analysis.
Who has signed which agreement? How long do the arrangements run? What is included in rent? What has actually been collected? What preparation and management are needed between occupants?
I also want the physical use reviewed. An advertised bedroom count is not proof that the entire rental configuration is authorized or insurable.
| Assumption in a listing | Question I ask |
|---|---|
| “Near the university” | What route and destination are relevant to the intended occupants? |
| “Fully rented” | What agreements and collection records support the income? |
| “Additional bedrooms” | What is the lawful, safe and approved use of the space? |
| “Easy to manage” | Who handles turnover, utilities, repairs and common areas? |
Your lawyer, insurer and the relevant authorities need to address their respective parts of the review. I help keep the acquisition assumptions visible.
Check licensing at the address
Windsor's published residential rental licensing pilot applies to qualifying rental buildings of four or fewer units in Wards 1 and 2, with exemptions and program requirements. Check the actual address, current scope and compliance position with the City; the neighbourhood name is not enough. See the City's rental-licence guidance.
I would not assume an existing rental advertisement establishes compliance or that a licence transfers automatically with ownership. Confirm the acquisition and any proposed use with the City before relying on it.
This is a separate issue from the agreements with existing occupants. Both need attention.
Keep heritage questions tied to the property
Sandwich has an established heritage-planning context, but that does not mean every property described as Sandwich has the same designation or alteration requirements.
I want the address checked against the relevant district and property records. If the purchase depends on changing windows, the exterior, an entrance or another feature, establish the applicable review before treating the work as straightforward.
The City's Sandwich planning page links the district plan and associated material. Your lawyer and planning staff can help clarify the position for a particular property and project.
An older appearance is not a legal designation, and a familiar neighbourhood label is not a map of the district boundary.
Budget the building and the tenancy together
For an occupied rental, I want current income, expenses, repairs and capital needs assessed as one operating picture.
Shared utilities, interior wear, roof or mechanical work and deferred repairs can affect a building differently from its advertised gross rent. If the property needs improvements, consider access, timing and the obligations to the existing tenants.
Buying does not make an occupied unit available for a new plan on demand. My tenant-occupied purchase page explains the document and possession questions in greater detail.
For a vacant property, I would instead include preparation, leasing time and the cash required before the income begins. The vacant-versus-tenanted comparison can help distinguish the two acquisition choices.
Visit for the actual use you have in mind
I want a visit to address the entrances, parking, storage, immediate surroundings and routes the occupants will use. Those details matter whether the buyer is an owner-occupier or a landlord.
A whole area should not be described as uniformly convenient, quiet or investment-ready. We can compare specific blocks and buildings against your objective without making those assumptions.
Questions buyers ask me about Sandwich
Is every rental here a student property?
No purchase should be assessed on that assumption. Establish the existing arrangements and the income evidence for the property you are considering.
Does proximity to campus guarantee tenants?
No. Condition, layout, terms, price, timing and the wider rental market all affect leasing. I want evidence for the proposed tenancy rather than a guaranteed-demand claim.
Will the existing rental licence cover my plan?
Ask the City about the address, ownership change and intended operation. I would not assume existing paperwork settles every proposed change.
Can I buy a home here without becoming a landlord?
Yes. We can focus the search on your living requirements and investigate any existing occupancy before making possession assumptions.
Work with me on a Sandwich purchase
Tell me the address, whether you intend to live there or rent it, and which part of the property's potential matters to you. I can help organize the records and local questions behind the decision.
General real estate information. Verify licensing, heritage status, unit use, tenancy rights and physical condition for the actual address. University proximity does not guarantee rental income.
