Ford City Real Estate & Investment Properties in Windsor

I help Ford City buyers and investors connect the neighbourhood's main-street setting with the condition, permitted use and cost of the property they are considering.

A new business on Drouillard Road can make you look at Ford City. The building you buy still needs to stand up to its own review.

Ford City's identity is closely connected to Drouillard Road, its automotive history and its commercial main street. The City's community improvement work and the Ford City BIA provide useful context for someone exploring the area. See the City's Ford City plan and the Ford City BIA.

I'm Jeremy McGraw, a Windsor-Essex Realtor and active real estate investor. I help buyers look at what that setting means for a particular home, rental or commercial/residential building. My own renovation and ownership experience makes me attentive to the work and capital behind an appealing opportunity.

I also own property here myself: 1067 Drouillard Road, a building I renovated and kept, with a commercial storefront and two two-bedroom apartments.

Discuss a Ford City Property

By Jeremy McGraw, Sales Representative, RE/MAX Capital Diamond Realty Brokerage. Updated November 2, 2026.

Start with the property use you actually want

A home on a residential street and a building with a storefront need different questions. So do an existing rental and a vacant property you intend to renovate.

I want to know whether you plan to live there, keep the existing rental operation or change how the building is used. That determines the records, inspections and financing questions that deserve attention first.

Ford City's name should not become a substitute for this decision. A purchase needs to suit both the location and your ability to own the property.

For a building with commercial space, I use the more detailed process on my mixed-use acquisition page, then apply it to the particular address.

Look beyond finishes in an older building

When an older home or building is on the shortlist, I separate cosmetic preferences from necessary work. Floors and cabinetry may be the visible project while electrical, plumbing, moisture, roofing or heating concerns determine the budget.

I want qualified estimates for the work that matters to the purchase. I also want to know what cash remains after closing and whether the proposed schedule is realistic.

Property featureWhat I investigate
Updated interiorWhat work was completed, with which records and remaining deficiencies
Unfinished or altered spaceWhether the intended use and project are supportable
Shared systemsWho uses them, who pays and what replacement could involve
Parking and accessActual arrangements, servicing access and practical use
Vacant spacePreparation costs, leasing evidence and time without full income

These are questions for the actual building. I do not assume every Ford City property has the same age, condition or repair needs.

Assess the main-street operation separately

A Drouillard Road storefront can have a different operating profile from the apartments or house connected with it.

I want to understand the commercial lease, tenant use, servicing requirements, insurance and responsibility for expenses. If the space is vacant, the analysis needs an allowance for the time and work required to secure an appropriate tenant.

For a buyer planning to operate a business, we need confirmation that the intended activity fits the property and approvals. A street with several businesses does not establish permission for every business use.

I also look at how the parts of a mixed-use building interact: access, deliveries, waste, sound and shared mechanical systems. Those details can affect both the commercial operation and the residential space.

Keep improvement programs outside the base budget until confirmed

The Ford City community improvement framework includes incentive information. It is worth investigating where a project may qualify, but I would not count a possible grant as approved purchase funding.

Have the City confirm the current program, eligible property and work, application sequence and any approval requirements before relying on assistance. The Ford City CIP page is a starting point, not an approval for a specific acquisition.

The project should be understood both with and without any proposed assistance. An attractive program cannot correct an unsupported renovation estimate.

Use existing income before future potential

For an occupied rental, I review the actual rent, collection history, included services and expenses. For a vacant unit, I want support for the proposed rent and a preparation and leasing budget.

I do not treat the arrival of nearby businesses or a planned improvement as proof that a particular unit will command a particular rent. The condition, layout, services and actual rental evidence still matter.

The financial framework is covered on my rental property analysis page. Here, I apply it to the building and the Ford City location you are considering.

Compare the immediate surroundings

For a homebuyer, I want you to consider the route to the main street, parking and the way the immediate block fits your daily routines. For an investor, I want those observations connected to the proposed tenancy and operating plan.

A visit at a representative time can answer questions a listing photograph cannot. I help organize the comparison without promising that an entire neighbourhood has one consistent experience.

If the choice is between renovating for your own use and buying a finished home elsewhere, we can make that comparison before you commit to a project.

Questions buyers ask me about Ford City

Is Ford City automatically a good investment because it is changing?

No. I want the property to work using supported costs and income. Neighbourhood activity provides context, not a guaranteed return.

Can I turn a storefront into living space?

That needs property-specific planning, building, cost and financing review. I would not include conversion income or living area before the feasibility is established.

Will an improvement grant pay for my renovation?

Do not assume that. Ask the City to confirm the current rules and your project's eligibility before treating any assistance as available.

Can you help with a home rather than a rental?

Yes. The search would focus on your living requirements, the building's condition and the cost of the changes you want, rather than a rental-income target.

Work with me on a Ford City property

Send me the address and explain whether you intend to live there, rent it or use commercial space. I can help identify the property information and professional review needed to assess the opportunity.

General real estate information. Property condition, permitted use, financing and incentive eligibility require individual confirmation. No neighbourhood-level investment result is promised.
